Exchange Rates – Tips for Buying Overseas

You may have been planning to buy a property overseas for a while, but been put off by the economic problems of the last 12-18 months. As some economies start to recover, however, it may be time to take another look at buying somewhere in the sun.

Exchange Rates and More

It’s always tempting to consider investing in property overseas, either for additional income from holiday rentals or to give you somewhere to retire to. Whatever your reasons for buying, you need to make sure you take the time to research and plan carefully so that you buy wisely and get the best exchange rates when it comes to making payments. Here are some things to consider:

- Area
Where are you going to buy, and why? If you’re looking for rental income, you need to buy a property that’s in or near to a popular holiday area. Buying a villa or gite in the middle of nowhere may be appealing to you, but it could seriously affect your ability to rent it out. Check the area, the transportation links and the facilities to ensure that this property has the potential you need it to have. If you’re buying for yourself, visit the property outside the peak holiday season so that you can see what life will be like when there are no tourists to boost the economy.

- Price
Set yourself a budget. There’s no point looking at properties you can’t afford. With good exchange rates, your money could go a long way, but you also need to budget for legal costs, building inspections, travel costs and the expense of moving from the UK to your new home.

- Payments
Think about how you’re going to make your mortgage payments. For most people, the easiest thing to do is to set up a regular payment schedule from their UK account to the overseas mortgage company. If you’re going to do this, you need to talk to a dedicated foreign currency broker so that you understand how exchange rates could work in your favour if you buy ahead.
